Understanding each cost item

Title deed transfer tax (Tapu harcı) — 4%

The title deed transfer tax is 4% of the declared property value, paid at the Land Registry at transfer. By law it is shared between buyer and seller, but in practice foreign buyers often pay the full amount — confirm this in the contract. SPK valuation report

A valuation from a Capital Markets Board (SPK) licensed firm is mandatory for every foreign purchase. It protects you against inflated pricing and is required for citizenship or residence applications. Typical cost is in the region of 12,000–18,000 TRY per property.

Foreign documents (passport, civil records) must be translated into Turkish by a sworn translator and notarised. Cost depends on the number of documents, usually 8,000–15,000 TRY.

DASK earthquake insurance
